A move-out leaves the same trail almost every time. Scuffed walls, tired caulk, a door that took a beating, blinds that won't survive another tenant, and a list of small repairs the deposit never quite covers. Handled one trade at a time, that list can eat weeks of vacancy while the unit earns nothing. Handled as one job, it takes days. That is the entire idea behind our turnover prep.

We take the unit in one pass: patch and paint to erase the last tenancy, fresh caulk in the wet areas, hardware swapped or re-keyed, and the between-tenant fixes closed out room by room. THMP has completed more than 900 turnover and make-ready jobs for Houston landlords and property managers since 2017, and every one of them was scheduled around a move-out date, not our convenience. The unit comes back rent-ready and photo-ready.

Every turnover ends with a list, and every landlord knows the difference between done and mostly done. Mostly done is the running toilet the new tenant discovers, the missing smoke detector flagged at inspection, the towel bar that comes off in a week. Mostly done turns into a second trip, a second invoice, and an awkward first month of the lease.

Bring your own list or have us walk the unit and build one. Either way, every line gets an owner and every line gets closed. The job ends with an item-by-item walkthrough against that list, checked in daylight, and anything that's off gets made right before we call it finished. You get a unit you can hand to a tenant without holding your breath.

Managing one turnover is a project. Managing eleven of them across town in the same month is a logistics problem, and it's the reason property managers burn out on handymen who answer sometimes and finish eventually.
